What you should know when selling a house
Sell your property with confidence
Deciding to sell your home can seem daunting. How should you know if it’s the right time for you to sell your home? Where do you see yourself living next? What amenities do want in your new home? There are many questions involved when making the decision to sell. You need a Realtor who knows what questions to ask and how to answer them. This is a big step and it’s best to have someone you can trust to help you navigate the process. From developing a plan to sell, preparing to go to market, negotiating for the best bottom line, finding your new home, and everything in between, Soren is here to help you make it all happen smoothly. Here’s a short guide I've prepared to help you decide if it's time to sell.
Initial Consultation
The first step in selling your home. During the consultation, I will ask key questions intended to set the path toward meeting your Real Estate goals. From timelines to expectations, understanding your unique needs is important to make your vision a reality.
Preparing for the Market with your own Designer
There are a number of approaches to selling a home, each with its own process. Determining the best approach to suit your needs and ensuring a strong return on your investment requires strategic planning. For example, A recent survey from the International Association of Home Staging Professionals shows that staging helps sell homes three to 30 times faster than the non-staged competition. Further, staging can help increase the sale price by up to 20% on average. You don't necessarily need to hire a staging company, often times a home can be staged using the owners' decor. For this reason, I provide each client with a professional consultant who will help you get your home show ready.
Professional Photography is a MUST
I can't tell you how many times I have seen a home sit on the market simply due to poor photos. Or worse, sell for far less because the photos discouraged buyers from even walking through the door. Think about it, why would a buyer want to view a home with dark hallways and odd angles? They would rather view the home with bright open lighting that showcases the home's amenities. The photos attached to the listing of your home offer the first impression as to the value of your home and absolutely help to pull the highest possible offers.
Marketing for Success
Even if you think you’ve nailed the absolute best time to sell your home and you’ve done all you can repair-wise to maximize your chances, there’s one big mistake that could shoot all your efforts right in the foot: Pricing your home incorrectly when you first list it.
So you get one big chance to make your home’s big debut in front of its buyers. And if you set the price too high (or too low, for that matter), you’ve blown it. Soren will prepare a detailed market analysis with everything you'll need to list for success and help you come up with the strategy that works best for you.
